The biggest cost overrun in a project is not steel or concrete. It’s assuming that the information is correct.

  • In complex projects – throughout the entire lifecycle: design, tender, and execution – there’s an uncomfortable truth:
    BIM models, IFC files, drawings, specifications, and shop details are not always consistent with each other.
    And worse: these inconsistencies are rarely caught by standard checks.

This is not a minor issue.
It’s a latent risk that impacts cost, schedule, and quality.

What does this look like in practice?

  • Unvalidated IFC models: non-constructible geometries, missing parameters, incorrect classifications that break automated quantity takeoffs.

  • Poor rebar detailing: bar lengths incompatible with cover requirements, poorly defined laps, or lack of anchorage space in beams and columns.

  • Quantity duplications across disciplines: the same earthworks counted by civil and MEP, or rebar counted twice.

  • Missing information that forces contractors into unvalidated assumptions.

None of these appear as an error in the model or drawings.
They appear as 
cost overruns during construction.

  • Here’s the critical point:
    These inconsistencies are rarely discovered on site in time – because no one looked for them earlier.
    Not in the IFC model, not in the shop drawings, not in the cost tracking.
